450-acre farm at Kilbeggan up for auction

A prime farm of 458 acres is coming to the market and will be sold by public auction on Wednesday May 17 in Johnstown House Hotel, Enfield (3pm).

Coonan Property (Maynooth, Celbridge and Naas) are handling the sale of Rostalla Farm, Kilbeggan. They stated that lands are mainly in grass and are laid out in several good-sized divisions, all surrounded by trees and mature hedgerow.

The property has good frontage to the L5202 road and has frontage and access to the N52 between Kilbeggan and Tullamore.

The farm contains approximately 100 acres of forestry, in a plantation that consists of a mix of ash, oak and Sitka spruce. The forestry was planted in 1999 and is in two divisions.

The farm buildings can accommodate 500 cattle and consist of a 10-bay double and an eight-bay double slatted house with central feed passage, as well as four-bay double shed ideal for machinery or fodder. There is also a large span for silage as well as a covered cattle crush and sheep dipping area.

The property is serviced by well water and there is piped water to all fields.

Philip Byrne of Coonan Property said this is a prime holding that has been well farmed over the years. "There is little waste on the lands and consists of good quality free draining lands."

The farm is all in one block (divided by a secondary road), mainly in grass with some tillage and the remainder in forestry.

It is close to the M6 and offers huge potential as a commercial farm for any agricultural purpose, said Mr Byrne.

The property is located south of Kilbeggan, two kilometres from Junction 5 on the M6, and eight kilometres north of Tullamore; and is mainly situated between the L5202 and the N52.

It is being offered in lots: lot 1: 154.5 acres (62.56 Ha); lot 2: 303 acres (122.784 Ha); lot 3: The Entire 458 acres (185.35 Ha). The guide price is €4,500,000.
