Clonickilvant farm includes set-up for dog kennels
One of the largest farms to come up for sale in Westmeath in some time is set for auction on Friday, October 27.
Situated at Clonickilvant, Killucan, the 188-acre property includes a large six-bedroom house and also a derelict cottage as well as a three-bay hay shed, a cattle pen and a holding facility.
Described by auctioneers James L Murtagh as being a “superb” property, the holding is all in good quality permanent pasture with the exception of c32 acres of forestry planted in 1990 and now believed ready for harvesting, which would provide an immediate income stream.
The lands are laid out in 11 divisions, all in grass. Formerly, they were ploughed and in tillage.
The land are all good quality free-draining ground. There is no waste on the farm, although there is some furze and whitethorn which would benefit from slight clearance and reseeding.
As well as the impressive main house, there is a lofted cut stone building which could be easily converted into further living space or an office pod.
There are various stone buildings which were constructed following a grant of planning permission and comprise 30 dog kennels with dog runs and a dog washing area, and operate under the name Killucan Kennels.
There is also a derelict stone cottage at the entrance of the holding, which has expired planning permission for the construction of a cottage.
The auction takes place at the Greville Arms Hotel, Mullingar, and online on the LSL platform at 3.30pm on Friday October 27.
