Super A2-rated houses occupy prime site at Ballinderry, Mullingar

There are few spots in Mullingar town where it is possible to enjoy great views due to the fact that largely the geography is flat.

One area of the town, however, that is on a height is Ballinderry and houses in that location do enjoy the benefit of views across the countryside towards the south and west.

The houses are extremely energy efficient, and thus have a BER rating of A2, thanks to the construction methods and materials employed. The design was for an airtight construction with a mechanical ventilation system.

The windows are of Aluclad triple glazing. Heating is via a Samsung air to water heat pump. There are electronic zoned thermostats. There is underfloor heating on the ground floors and radiators on the top floors. The houses are wired for EV charger installation.

A convenient feature is that all TV and CAT6 wiring goes back to the plant room at the utility area for customising.

Each house has its own private entry from the street and has ample parking. They come with stone driveways with granite kerbs and the boundary walls are of heavy timber and steel with post and rail to front. The gardens, both front and back, are fully landscaped.

The external finish is of coloured render and handmade bricks which means a maintenance free finish. The front door is of composite timber and has a triple lock system. The gutters, downpipes and fascia are of black aluminium.

And not alone is there a porcelain patio area at lower ground level but on the top floor there is a large composite decked outdoor terrace with frameless glass.
