Rochfortbridge farm with fine house for auction

A nice starter farm at Fearmore, Rochfortbridge, is coming up for auction on September 12 – and given that it comes with an excellent traditional-style farmhouse that is in good condition, it is an offering likely to attract some interest.

Handling the sale is auctioneer Pat Gavin, of West House, Main Street, Rochfortbridge [087 2508626], and while the auction is set to take place at The Greville Arms on Thursday September 12, online bidding is possible by registering before Tuesday September 10 with LSL. The farm amounts to 59 acres (24 hectares), all in one block. At present it is in grass, but it is suitable for all types of farming. The ground consists mainly of mineral soil over limestone rock, and there is a sandpit with an unusual cobble stone deposit.

The lands are well-sheltered, with mature trees and hedges and it has excellent cattle handling facilities.

Water comes from the mains and also from a river on the lower boundary of the farm.

The house is generous in size, measuring up at approximately 1,300 square feet, so while there may be just two bedrooms, they are large, and there is certainly room to extend.

It contains a kitchen, utility room, bathroom and living room, while at first floor level, there are the two bedrooms.

In the kitchen there is a solid fuel stove back boiler, and the house has an oil-fired central heating system. There are double-glazed windows and PVC doors.

The property also has a number of small sheds and a solid cattle-handling pen.
